What happens when the Surveyor calls?
An Energy Performance Certificate for 3 bedroom domestic properties can normally be completed within half an hour. Larger houses can take longer to survey. If a house has a floor area larger that 450m2 then it cannot be assessed using normal domestic energy assessment methods. (using RdSAP) In the case of very large houses the calculation method has to be SBEM. NB Most houses have a floor area much smaller than 450m2.
The surveyor needs access to the loft, to be able to inspect the boiler and heating controls, take measurements internally and establish approximately when the original house / extension(s). Take a note of Lighting ,boiler controls and general construction of the building Including Extensions and conservatories.
